I've never used an agent and find most of my tenants on gumtree
Make sure you get your credit checks done and follow up on references if you do it yourself - it takes 5 mins to get em in, but if it turns bad it can take months to get em out.

My longstanding tenants are moving out of my old flat which I've rented out for the last 6 years without any problem at all. I've never used an agent as the tenants were friends of the family and we didnt even have a contract. But now that I need to find new tenants I'm a bit worried that if its someone I dont know I should have a proper contract and maybe even use an agent (but i dont really wnat to pay the fees). Can anyone advise me? |

You definitely need a contract whether you do it yourself or use an agent. Even friendly relationships can turn bad when there's money involved. You need an assured shorthold tenancy (standard in the UK for residential property) - you can get them online or from places like WHSmiths. I'd say get an agent as they have lists of people waiting and have access to many tenants, otherwise even if takes you a month to find your own tenant you've lost more in rent than you would have saved in fees. thats my tuppence worth anyway. |

Yes you need to have your contract or tenancy agreement. If you don't know the proper format of the contract, you can search it from Google. The tenancy agreement contains your rights and your tenant. |

I realize it seems unfair because you never entered the property. But it doesn't matter. You had use of it, and had you never entered it for six months, you would have still owed the rent. |

You definitely need to complete a tenancy agreement with your future tenants. My suggestion for you is also to join NLA (National Landlord Association) where you can find the history of tenants. |
