Sales Coordinator - Social Housing & New Homes - Overview:

The purpose of this role is to provide a professional sales service for my clients’ affordable homes sales programmes and ensure that customer aspirations and business objectives are met.

As Sales Coordinator, you will be responsible for a portfolio of properties and ensure that sales are delivered effectively and efficiently and in accordance with our policies and procedures.

Experience of selling new homes will be essential for this role, together with a customer focused approach and strong commercial culture that will enable my client to offer the right products in the right areas. Ideally you will have experience of affordable housing products including shared equity and shared ownership.

You will be required to develop a thorough knowledge of their new build sites and make recommendations about product mix and house type design on proposed developments, to ensure that they deliver homes and services that meet changing market needs.

Sales Coordinator - Social Housing & New Homes - Objectives:

·To provide a professional sales service to customers wishing to purchase a home from my clients, including, shared ownership and shared equity products.

·To maximise sales and income opportunities arising from their development programme.

·To develop a thorough knowledge of the new build sites and their neighbourhoods, through research and attendance at relevant project meetings.

·To make recommendationsabout product mix and house type design on proposed developments and advise the Regeneration and Development Team of market trends and product ranges to ensure that we deliver homes and services that meet changing market needs and keep us ahead of our competitors.

·To deliver customer focused services and utilise knowledge and intelligence to continuously improve services in line with our customers’ needs.

Sales Coordinator - Social Housing & New Homes - Key Responsibilities:

·To be responsible for a portfolio of properties, ensuring that sales are delivered effectively and efficiently and in accordance with policies and procedures

·To provide a sales service which maximises business opportunities

·To deal promptly with requests from customers for sales information

·To manage sales leads from potential purchasers, arrange property viewings and conduct interviews where applicable

·To approve and verify sales applications

·To progress sales reservations through to completion within agreed timescales

·To liaise with customers, the Development Team and the onsite construction team through the construction process

·To coordinate the information required for solicitors to create the legal sales pack for purchaser’s solicitors

·To provide accurate weekly information on all aspects of the sales function

·To achieve sales reservation and completion targets

·To carry out competitor analysis and advise on strategies

·To be responsible for the administration of customer files including reservations, mortgage offers, valuations and relevant payments

·To liaise with IFA’s, solicitors and the Homebuy agent (where required) throughout the sales process

·To contribute to design, specification, tenure, product mix and pricing strategies for proposed schemes

·To liaise with marketing agencies to ensure that all literature, signage and advertising is in place

·To work closely with the Communications Team to ensure that marketing materials and site signage is consistent and complies with brand guidelines and legislation

·To ensure that marketing campaigns are effective in promoting appropriate products and incentives to target markets so that business is maximised

·To review and update marketing web portals

·To assist in the setting up sales offices and show homes

·To manage and monitor individual scheme marketing budgets

·To proactively manage the performance of agents appointed to sell properties on our behalf

·To conduct regular sales site visits and ensure that standards are maintained

·To attend internal project groups as required

·To maintain thorough product knowledge and keep up to date with the requirements of the Property Misdescriptions Act (PMD)

·To carry out duties with full regard to and in accordance with the PMD, Financial Services Act, Data Protection

·Act and any other relevant legislation

·To work effectively within the Regeneration and Development Team, with the Legal Team and other teams and external partners as required

Essential Qualities needed to be successful as a Sales Coordinator:

·Experience of property sales, ideally in the new home sector

·Knowledge of affordable home ownership products current legislation, policy and best practice

·Proven ability to achieve sales and deliver excellent customer service

·Excellent communication and listening skills

·Excellent numeracy and literacy skills

·Ability to analysis data and make recommendations

·Ability to organise own workload effectively

·Proficiency in the use of Microsoft Excel and Microsoft Word

·To be flexible and supportive of colleagues in the delivery of team and corporate objectives

·A flexible approach to work including weekend and evening working when required

·Able to travel between sales sites as required

·Well-developed negotiating skills with the ability to communicate with a wide range of stakeholders and build positive relationships

Sales Coordinator - Social Housing & New Homes - Remuneration:

·37 hour working week, inclusive of weekend working as standard

·Working hours will be set dependent on the sales scheme they work on and cover requirements

·Working location will be within St Helens / Warrington dependent on the scheme being covered

·Use of a vehicle would be preferable due to the requirement to be flexible in work location

·£21,100 per year salary plus £100 per unit sold up to a maximum of 20 units per year

·Annual Leave Entitlement – 23 days per year plus 2 extra company days for use when the company closes during the Christmas period

·Access to Merseyside Pension Fund final salary pension scheme
